Delivery and assembly

From the Baia Mare factory across Romania, to Hungary and the EU, on the same design; outside Romania a local engineer does the structural calculation. In Romania our own teams do the assembly.

Where we deliver

Across Romania, with our own assembly teams. The factory is 70 km from the Hungarian border and Lake Balaton is about 550 km away; in Hungary we can arrange a local contractor for the assembly, with the terms agreed individually for each client.

Elsewhere in the EU the default is the house kit: the parts of a standard design, collected at the Baia Mare factory or delivered (delivery agreed together with the kit is included in the offer), and assembled by the client’s own builder. Our engineer can supervise the key stages; assembly options and terms are discussed individually with each client.

What arrives on site

The SIP panels cut in the factory to your design: exterior walls, load-bearing interior walls, floors
The roof, rafters and covering, plus the windows and exterior doors if you ordered them (included in turnkey)
The execution documentation the assembly team works from
For the turnkey version: installations, additional insulation, finishes, interior joinery, the basic bathroom and kitchen

How it goes, step by step

Consultation: the plot, the design, the finishing level — after it you get a fixed price for the whole job.

Contract and a deposit from 10%, which fixes the price; the permit project, prepared by us (€15/m² including VAT) or by your architect, goes into the permit file.

Kit production: about 6 weeks from the deposit (up to 8 if the design is adapted), in parallel with the permit; orders are produced in the order they come in.

Foundation: we build it for the shell-on-foundation and turnkey options, its type (strip with a concrete slab, monolithic slab or concrete piers) chosen for the plot; for the shell without foundation your own builder makes it from our drawings.

Delivery from Baia Mare, already in the final price of the offer if agreed together with the design, and assembly of the structure — usually 1–2 weeks, plus about a week for the roof.

Handover: a shell in 6–12 weeks from contract, ready for your own works, or turnkey in at most 6 months, permit time not included.

What the plot must provide

Access for a truck and a crane up to the building spot
An urban planning certificate and, by the time of assembly, the building permit
A geotechnical study — it decides the foundation
Utilities within reasonable distance: water, power and sewage connections are done with local providers and are not in the price

What transport costs

Transport depends on the distance from Baia Mare to your plot (in Romania it is quoted together with the assembly). We agree delivery together with the design, and then it is part of the final price in the offer, so there is no tariff that only appears at the end; if you raise delivery only after the design has been priced, it is quoted separately. Utility connections depend on the distance to the network and are done with local providers.

Do you deliver across Romania?

Yes. The house leaves the Baia Mare factory, delivery, agreed together with the design, is part of the final price in the offer, and our own teams assemble anywhere in the country.

Who assembles the house?

In Romania, our own teams, trained on SIP technology, not occasional subcontractors. In Hungary a local contractor assembles the house, and we can arrange one; elsewhere in the EU the client’s own builder assembles the house kit. Abroad our engineer can supervise the key stages, as agreed individually.

How long does assembly take?

The structure, meaning the walls and floors, usually goes up in 1–2 weeks once the foundation is ready, and the roof takes about a week. The kit is ready about 6 weeks from the deposit, a shell 6–12 weeks from contract, and the turnkey house in at most 6 months, permit time not included.
