For €30,000 in 2026 you can build a 40–60 m² SIP holiday house in Romania as a shell on a foundation, with windows and exterior doors: the barnhouse 707, 49.6 m² with two bedrooms, costs from €20,900 in this spec. A turnkey house from our catalogue does not fit into €30,000: the smallest one, the 39.6 m² barnhouse 749-1 (same as the 749-2), starts from €35,500. Below are the designs that fit the budget, what you pay for separately and how to finish the house in stages.
We are the manufacturer: the panels are made at our factory in Baia Mare, and in Romania our own crews assemble the shell. Every figure here is the "from" price shown on the design pages: €400/m² for the shell on a foundation, €30/m² for windows, €900/m² turnkey. The exact sum is fixed after a consultation about your plot.
What fits into €30,000: six real designs
| Design | Area | Bedrooms | Shell on a foundation from | Windows from | Together from | Left of €30,000 |
|---|---|---|---|---|---|---|
| Barnhouse 749-1 | 39.6 m² | 1 | €15,500 | €1,100 | €16,600 | up to €13,400 |
| A-frame 715-1 | 45.8 m² | 1 | €18,000 | €1,300 | €19,300 | up to €10,700 |
| Barnhouse 707 | 49.6 m² | 2 | €19,500 | €1,400 | €20,900 | up to €9,100 |
| Barnhouse 739 | ≈50 m² | 1 + loft | €20,000 | €1,500 | €21,500 | up to €8,500 |
| Barnhouse 749-4 | 59.1 m² | 2 | €23,500 | €1,700 | €25,200 | up to €4,800 |
| Barnhouse 721 | 60.1 m² | 1 | €24,000 | €1,800 | €25,800 | up to €4,200 |
Prices are indicative and shown for general information only: they are “from” figures for the standard design under typical conditions. For your plot, design and specification the final sum may differ; we fix the exact price in the offer after a consultation.
The shell on a foundation means the foundation chosen for the plot, the panel structure assembled by our crew, the floors and the roof with its covering. Delivery from the factory is agreed together with the design and then included in the final quote. Windows and exterior doors are an add-on; with them the house is sealed and can safely wait for the finishes. The table shows how much of the €30,000 is left after the shell with windows.
The 74.6 m² A-frame 702 fits only without windows: its shell on a foundation starts from €29,500, and the windows need another €2,200 or more. In the catalogue the next size up after the 721 is the 702, and there €30,000 no longer covers the windows as well. If you want two bedrooms on one level with no stairs, the barnhouse 707 leaves the most room in the budget; if you want the cabin shape, the A-frame 715-1 leaves up to €10,700 for the installations.

Why a turnkey house does not fit into €30,000
Turnkey means ready to move in: on top of the shell with windows come the electrical, plumbing and heating installations, extra insulation, finishes, interior doors, and a basic bathroom and kitchen. It starts from €900/m², and at that rate €30,000 does not cover any design in the catalogue. The closest is the barnhouse 749-1: from €35,500 turnkey, which is €5,500 over budget.
For the 707, the shell with windows costs from €20,900 and turnkey from €44,500: the €23,600 between them is installations and finishes. The line-by-line estimate is in our guide to the 50 m² house.
The two-stage plan: structure now, interior later
For a holiday house, €30,000 works best in two stages. In the first year you build the shell on a foundation with windows: the structure is sealed under its roof and can wait. With what is left, between €4,200 and €13,400 depending on the design, you start the installations, and you do the finishes at your own pace, with the tradespeople you choose.
The order cannot be swapped: the installations run through walls and floors before the finishes go on, and an unheated house should not sit through winter with water in the pipes. If you want to rent the house out from the first season, the staged plan does not help, because you need it finished. The rental numbers are in our article on glamping.
The kit: more square metres, if you have your own crew
If you have a crew that has assembled SIP houses before, the house kit gets you more square metres for the same money: from €150/m², that is from €13,000 for the 87.6 m² A-frame 715-2. The kit is the parts only: the panels and the C24 timber members, cut and marked at the factory, plus the drawings. The foundation, assembly, roof covering and windows are yours to organise. The kit is collected at the factory by default; delivery agreed together with the kit goes into the offer. So the budget has to cover every item, not just the kit.
What the €30,000 does not cover
The land, the water, power and sewage connections (arranged with local providers, priced by the distance to the network), the permit fees and the permit project. You can have the project done by your own architect or by us at €15/m² including VAT, counted together with terraces: for the 707 without a terrace, €744. The consultation costs €50, and the amount is deducted from the price if you sign the contract.
A holiday house also goes through the town hall: the road from plot to building permit usually takes 3–6 months, and the steps are in our guide to the holiday-house permit. While the file sits at the town hall, the factory can already make the panels: the parts are ready in about 6 weeks from the deposit, and the shell is up 6–12 weeks after the contract, not counting the permit.
The next step is a consultation: send us the location of your plot and your budget, we pick the design that fits it, and you get a fixed price for the whole job.
What holiday house can you build for €30,000?
A 40–60 m² SIP house as a shell on a foundation with windows and exterior doors, for example the 49.6 m² barnhouse 707 with two bedrooms, from €20,900. The installations and finishes are then done in stages.
Can you build a turnkey house for €30,000?
Not from our catalogue. Turnkey starts from €900/m², and the smallest house, the 39.6 m² barnhouse 749-1, costs from €35,500 turnkey.
Are delivery and the foundation included in the price?
Yes for the foundation: it is part of the shell-on-a-foundation price and is chosen to suit the plot. Delivery from the factory in Baia Mare is included in the final quote if we agree it along with the design; if you ask for it once the design has been priced, we quote it separately. Not included: the land, the utility connections, the fees and the permit project.
