SIP house kit in 2026: what it includes, what it costs and how it differs from a shell
The house kit, point by point: the parts of a standard design from €150/m², with an exact price in the offer, collected at our factory in Baia Mare or delivered (delivery agreed with the kit goes into the offer), and assembled by your own crew. A house kit is the option where you buy the parts of a standard design from the factory: the SIP panels and the C24 timber members, cut and marked in the factory, plus the plans and panel layouts. You collect it at our factory in Baia Mare or we deliver it, and delivery agreed together with the kit is part of the price in the offer; assembly, roof covering, windows and foundation are organised by you. It starts from €150/m²: from €5,500 for a 39.6 m² barnhouse to €22,500 for the 151.4 m² barnhouse. It is the only option we give an exact price for, in the offer.
On the market, "kit" means different things: for some it is just the panel set, for others a house built up to the roof. With us, the house erected by the factory crew is called the shell ("la roșu" in Romanian): from €400/m² on a foundation, from €300/m² without, with no windows in either case. Below: what the kit includes, what stays with you, how collection works, and what the other options add.
What the kit includes, item by item
One: the plans of the standard design and the panel layouts that assembly follows; the permit project is paid separately, €15/m² including VAT if we prepare it. Two: SIP panels cut in the factory to the design’s dimensions (exterior walls, load-bearing interior walls, floors and, in houses with an attic floor, the roof panels), with the openings for windows and doors already cut. In single-storey houses the ceiling is usually flat and the roof sits on a timber rafter frame; the offer for your design lists exactly what is included. Three: the C24 timber structural members, cut to length. Four: a mark on every part, so your crew assembles them in the order shown in the layouts.
What it does not include: assembly, the roof covering, windows and exterior doors, and the foundation; transport, if we agree it together with the kit, goes into the offer. The kit’s SIP panels carry a 10-year factory warranty that they will not delaminate, whoever assembles them; the warranty on the building’s structure comes from whoever assembles the house. That is why the kit makes sense for people who already have a crew that has assembled SIP houses before. What the kit costs, and why the exact price comes in the offer
A few popular designs from the catalogue: the 39.6 m² barnhouse 749-1, kit from €5,500; the 59.1 m² two-bedroom barnhouse 749-4, from €8,500; the 105.1 m² barnhouse 715-8 with its glazed gable, from €15,500; and the largest A-frame in the catalogue, the single-storey 147 m² 715-9, from €22,000. What can raise the kit price: stricter OSB requirements (12 or 15 mm boards instead of 10 mm) where the design or the area calls for them; the price of C24 timber; changes to the standard design, after which we recalculate. Separately, outside Romania the structure has to be calculated by a local certified engineer, from about €1,000 per house.

About 6 weeks of production, then collection or delivery
After order confirmation and the deposit, the kit goes into production in queue order: right now it is ready about 6 weeks from the deposit for a catalogue design, or up to 8 if the design is adapted to SIP. The pace is set by the timber parts, which have to be made and dried; production itself takes 2–6 weeks. The parts leave the factory marked and stacked in assembly order.
You collect the kit at our factory in Baia Mare, Maramureș, Romania, or we deliver it across Romania and the EU; we agree delivery together with the kit, and then it is part of the final price in the offer. For Hungary, for instance, the factory is ~70 km from the border. No middlemen means the price carries no distributor margin. Prices are indicative and shown for general information only: they are “from” figures for the standard design under typical conditions. For your plot, design and specification the final sum may differ; we fix the exact price in the offer after a consultation.
With the shell, our crew erects the structure in 1–2 weeks, then the roof in about a week; the house is under the roof 6–12 weeks from contract, permit time not counted. Windows and exterior doors are an add-on: from €30/m², that is €3,000–4,500 for a 100 m² house. Kit or shell: how to choose
Choose the kit if you have a crew experienced with SIP assembly, want to run every stage yourself and can organise the foundation, roof covering and windows (we can add delivery to the offer). Choose the shell if you want the structure erected by the factory crew, with one responsible party up to the roof, and turnkey if you want a house you simply move into.
