Turnkey houses in Maramureș: what changes when the factory is local

The first thing we tell anyone choosing a manufacturer is to ask for the factory address and go there. For a buyer in Maramureș that is a morning, not an expedition. Maramureș means hills, slope and snow. None of them is a problem for a SIP house, but all three belong in the design before they reach the concrete.

Snow load is calculated for your commune, from the loading code, not from the shape of the roof. A steep pitch helps the snow slide off, but it does not replace the calculation, and a serious design tells you what load the structure was sized for.

Before quoting we check one more thing: access. The panel truck and the crane need a road and room to work. A narrow approach does not cancel the project, but it changes assembly day, so we would rather know early. A photo of the access road tells us almost everything.

The plot decides one more thing: land outside the built-up area follows different building rules, and that is settled at the planning certificate, before any design work.

From plot to keys

The order is the same across the county: planning certificate at the town hall, design, approvals, building permit, then construction. We describe the whole road step by step here, including the papers a holiday house needs.

A kit is produced in 2–4 weeks, the structure goes up on site in another 2–4 weeks, and a turnkey house reaches handover in up to 3 months. Those timelines cover construction, not permitting: the paperwork sits with the town hall and the approving bodies, and we do not promise calendars there.

Which catalogue designs fit here

The catalogue holds 19 designs: 6 A-frame and 13 barnhouse. For a family house on a county plot the middle sizes get asked for most often, around 97.6 m² on a single level, with no stairs to climb with small children or elderly parents in the house.

For tourism the small end works differently. A 45.8 m² A-frame is a guest unit rather than a house, and in the parts of the county that draw visitors the logic is an investment one: we did the glamping maths separately, with season, occupancy and what happens in winter.
