Two formulas, one factory in Baia Mare: the insulated kit (structure only, “domocomplect”) from about €500/m² and the turnkey house from about €1000/m². The prices below are indicative per design; the final sum is fixed after a consultation, based on your plot, the foundation and any changes to the design — and is not recalculated afterwards.
No surprises: below you can see exactly what the kit includes, what the turnkey version adds, what each foundation type costs, and which costs depend on the plot rather than the house.
Insulated kit (structure) — from ~€500/m²
- Execution design and the full permitting documentation, structure calculated to Eurocode
- SIP panels cut in the factory to the design: exterior walls, load-bearing interior walls, floors
- Assembly of the structure on the prepared foundation — usually within days
- Roof: rafters and covering
- Exterior joinery: windows and exterior doors, installed
The result: a closed house — walls, roof and glazing — where interior work can continue in any weather.
Turnkey — from ~€1000/m²
- Everything in the kit
- Electrical and plumbing installations, heating
- Additional insulation and interior finishes
- Interior joinery and floors
- Basic bathroom and kitchen fit-out
The result: you take the keys and move in. One responsible party, one deadline — up to 3 months — and a fixed price set after the consultation.

Foundation: options and price differences
The foundation type depends on your plot, not on the design — which is why it is always a separate line in the offer.

What neither option includes
- Utility connections — water, power, sewage — depend on the distance to the network and are done with local providers
- Transport of the kit to your plot is quoted in the offer based on the distance from Baia Mare
Frequently asked questions about prices
Why are the prices “indicative”?
Because the final sum depends on three things we only learn at the consultation: the plot (hence the foundation), the transport distance and any changes to the design. After the consultation you get a fixed price for the whole job.
What does “kit from €500/m²” mean for a 100 m² house?
About €50,000 for the complete structure assembled and closed — design, panels, assembly, roof, windows and exterior doors. The turnkey version of the same house starts at about €100,000.
How much does the rest cost if I choose the kit?
As an order of magnitude, as much as the kit again: installations, additional insulation, finishes, interior joinery, bathrooms and kitchen make the difference between ~€500 and ~€1000/m².
How long until I can move in?
Kit production takes 2–4 weeks from order confirmation, the structure goes up in days, and a turnkey house is ready in up to 3 months.
