Four options, one factory in Baia Mare: the shell on a foundation from €400/m², without foundation from €300/m², turnkey from €900/m², and the house kit for self-assembly from €150/m². Every price is a "from" price: the final sum depends on the size, the complexity of the design, the plot and the finishes, and is fixed after the consultation.
Below: what each option includes, the price each design starts from, and the costs that depend on the plot rather than the house.
Shell on a foundation — from €400/m²
- The foundation, matched to your plot
- Delivery from the Baia Mare factory: we agree it together with the design, and then it is part of the final price in the offer
- The SIP structure, assembled by our team in Romania in 1–2 weeks
- Floors, roof structure and roof covering
- Windows and exterior doors are not included: they are an add-on (see below)
The result: a shell under the roof, ready 6–12 weeks from contract, permit time not counted.
Shell without foundation — from €300/m²
- Everything in the shell on a foundation, except the foundation
- You or your builder lay the foundation to our drawings
A fit if you already have a local builder for the foundation.
Turnkey — from €900/m²
- Everything in the shell on a foundation
- Windows and exterior doors
- Electrical and plumbing installations, heating
- Additional insulation and interior finishes
- Interior joinery and floors
- A basic bathroom and kitchen fit-out
The result: you take the keys and move in. One responsible party, one deadline — up to 6 months, permit time not included — and a fixed price set after the consultation.
House kit — from €150/m²
- The SIP panels and C24 timber members of a standard design, cut and marked at the factory
- The design plans and panel layouts for assembly
- A 10-year factory warranty that the SIP panels will not delaminate
- Collection at the Baia Mare factory, or delivery agreed together with the kit and included in the offer
- Assembly, roof covering, windows and foundation are organised by you
The only option we give an exact price for in the offer: the kit of a standard design, without changes.
What can raise the kit price
- Stricter OSB requirements: 12 or 15 mm boards instead of 10 mm where the design or the area calls for them.
- The price of C24 timber for the structural members.
- Changes to the standard design: the price is then recalculated after we discuss your project.
- Separately, outside Romania: a structural calculation by a local certified engineer, from €1,000 per house.

Windows and exterior doors
On the shell, with or without foundation, windows and exterior doors are an add-on: from €30/m², that is €3,000–4,500 for a 100 m² house. Turnkey already includes them.
What none of the options includes
- Utility connections — water, power, sewage — depend on the distance to the network and are done with local providers
- The permit project: if we prepare it, it costs €15/m² including VAT, counted on the house area plus terraces
Frequently asked questions about prices
Why are the prices “indicative”?
Because the final sum depends on three things we only learn at the consultation: the plot (hence the foundation), the transport distance and any changes to the design. After the consultation you get a fixed price for the whole job, delivery included.
What does “shell on foundation from €400/m²” mean for a 100 m² house?
From €40,000: the foundation, the SIP structure assembled by our crew (in Romania), the floors, the rafters and the roof covering. Windows and exterior doors are not included; as an option they cost from €30/m², that is €3,000–4,500 for 100 m². Without the foundation the same house starts from €30,000, and turnkey from €90,000.
How much does the rest cost if I choose the shell?
On a 100 m² house the gap between the shell on its foundation (from €40,000) and turnkey (from €90,000) is about €50,000: windows and exterior doors (from €3,000), installations, additional insulation, finishes, interior joinery, the basic bathroom and kitchen. If your own crews do this work, the cost is theirs to quote; with us all of it is inside the turnkey price from €900/m².
How long until I can move in?
The kit is ready about 6 weeks from the deposit (up to 8 if the design is adapted); orders are produced in the order they come in. The structure goes up in 1–2 weeks, the roof in about a week, and a turnkey house is ready in up to 6 months, permit time not included.
