SIP house kits delivered across the EU: transport, assembly and what stays local

The factory is in Baia Mare, 70 km from the Hungarian border. What actually crosses the border, who assembles the house, what your local builder has to do anyway, and how transport is priced, for buyers outside Romania.

The panels are cut at our own factory in Baia Mare, Maramureș, in northern Romania, 70 km from the Hungarian border. From there a SIP house kit is collected at the factory gate or travels by truck to the plot: across Romania, to Hungary, and to sites elsewhere in the EU. What changes with distance is not the house but who assembles it: our own teams in Romania, a local contractor everywhere else.

This guide answers the question foreign buyers ask first, before the price: what exactly arrives on my plot, who puts it up, what do I still have to organise locally, and what does the transport cost. The numbers repeat our delivery and assembly page; nothing here is a sales figure invented for the article.

A kit is the set of parts of a standard design: the SIP panels and the C24 timber members, cut and marked at the factory, with the plans and panel layouts the assembly crew works from. The foundation, the roof covering, the windows and the assembly itself are yours to organise, and everything that depends on your plot (the hole in the ground, the pipes in the street, the paperwork at the town hall) is local by nature and stays local wherever you build.

Transport is not part of the per-m² kit price: you collect the kit at the Baia Mare factory, or we deliver it, priced by the distance to your plot, and when we agree delivery together with the kit it is part of the final price in the offer; there is no separate €/km tariff that appears at the end. What distance really changes is who stands on the scaffolding.

Inside Romania our own teams, trained on SIP technology, do the whole job. Outside Romania the house is assembled by a local contractor, not by a crew from Baia Mare, and the terms are agreed individually with each client. In Hungary there are builders we can arrange for the assembly; elsewhere in the EU the default is the house kit, assembled by your own builder. In both cases our engineer can supervise the key stages if that is part of the agreement.

Documentation, permits and the local designer

Across the EU, structures are designed to the Eurocodes, one family of standards, and that common basis is what makes the export of a house kit realistic at all. What is not automatic is the local part. The kit comes with our plans and panel layouts, not with a structural calculation: that is made for your house, in your country, by a certified engineer, typically from about €1,000 per house. On top of that, every country has its national annexes, its permit file and its own list of stamps.

In practice it works like this. We deliver the plans and panel layouts of the house. From them a local engineer calculates the structure, and a local designer builds the permit file your town hall expects, in the local language, and adds what only a local can add: the plot survey, the utility approvals, the energy certificate where it is required. Ask for a designer familiar with prefabricated panel structures; the file goes faster.

Getting the permit is your part of the schedule, and it is usually the longest one, the same rule as in Romania, where the deadlines are set by law and described in our guide on the real construction timeline.

The timeline of a foreign order

Orders are produced in the order they come in: the kit is ready about 6 weeks from the deposit (up to 8 if the design is adapted), and production runs in parallel with your permit file, not after it. Once the foundation is ready and cured, structure assembly with our teams takes 1–2 weeks and roofing about a week. In Romania, where our teams do the work, that puts a shell 6–12 weeks from contract and a turnkey house within 6 months; neither figure counts the time for permits. Abroad the assembly and the finishing are local jobs, and their calendar is your contractor’s, not ours.

The order that matters: consultation and fixed price, contract and deposit, documentation into the permit file, production in parallel, foundation, transport and assembly, handover. Skipping the geotechnical study to save two weeks is the one shortcut that regularly costs more than it saves: it decides the foundation.

What it costs

The house kit starts from €150/m²: the parts of a standard design, collected at the factory or delivered (delivery agreed together with the kit goes into the offer), and assembled by your crew, on its own or with our engineer. It is the only option with an exact price, which you get in the offer for the chosen standard design. In Romania, where our teams build on site, the shell on a foundation starts from €400/m² (no windows) and the turnkey house from €900/m². In Hungary the same “from” figures are the starting point, and the final price of the assembled options is agreed individually with each client. What can raise the kit price: stricter OSB requirements (12 or 15 mm boards instead of 10 mm where the design or the area calls for them), the price of C24 timber, and changes to the standard design, after which the price is recalculated once we have discussed your project. Separately, outside Romania the structural calculation by a local certified engineer costs from about €1,000 per house.

On top of the kit: the foundation, the roof covering, the windows, the assembly, and the connections, which are paid to local providers and are never part of a house price anywhere. Inside the EU the kit moves as goods in the single market, so there are no customs formalities; how VAT applies to your particular purchase belongs in the offer and, for anything unusual, with your own accountant.

Do you deliver house kits outside Romania?

Yes. The factory is in Baia Mare, 70 km from the Hungarian border. You collect the kit at the factory or we deliver it by truck; delivery agreed together with the kit is part of the price in the offer. In Hungary we can arrange a local contractor for the assembly; elsewhere in the EU your own builder assembles the kit. Can your own team assemble the house in Hungary?

Who gives the warranty if a local contractor assembles the house?

The warranty, 10 years on the structural integrity of the building, is given by whoever assembles the house. When a local contractor assembles it, even under our engineer’s supervision, the warranty is the contractor’s. In Romania, where our own teams build, the warranty is ours; for a kit you assemble yourself we give no assembly warranty. The kit’s SIP panels carry a 10-year factory warranty that they will not delaminate, whoever assembles them.

What does transport cost?

It is not in the per-m² kit price. You can collect the kit at the Baia Mare factory yourself; if we deliver it, transport is priced by the distance to your plot, and when we agree it together with the kit it is part of the final price in the offer. If you ask for delivery only after the kit has been priced, it is quoted separately. There is no per-kilometre tariff added at the end.

Can I use my own builder?

Yes, and outside Romania that is the normal route. You get the plans and panel layouts, and, if agreed, our engineer at the key stages; your crew does the assembly.

Will your documentation be accepted for a permit in my country?

Our plans and panel layouts are the starting point, but the structural calculation and the permit file are local. A certified engineer in your country calculates the structure (typically from about €1,000 per house), and a local designer builds the file your authority expects and signs it.

How long does the whole thing take?

The kit is ready about 6 weeks from the deposit (up to 8 if the design is adapted) and is produced in parallel with the permit; structure assembly by our teams takes 1–2 weeks once the foundation is ready; in Romania, where our teams do the finishing, a turnkey house takes up to 6 months. None of this counts the time for permits.

Do you do the foundation and the utility connections abroad?

The foundation is built to our drawings, normally by a local contractor; water, power and sewage connections are always done with local providers and are not included in the house price.
