How much a SIP-panel house costs in 2026, and what pushes the price up
A SIP-panel house starts from €400/m² as a shell on a foundation and from €900/m² turnkey. What the final sum depends on: the panels and timber, the design, the plot and foundation, windows, where the house is assembled, and what no price includes.

The short answer: a SIP-panel house starts from €400/m² as a shell on a foundation (no windows), from €300/m² as a shell without foundation, from €900/m² turnkey and from €150/m² as a kit for self-assembly. The starting price of each of our designs, in every option, is on the price list.
These are all "from" prices. The final sum is fixed after the consultation and depends on a handful of things you can find out in advance. Here they are one by one, with what each does to the price.
Floor area and option: the starting point
The starting price is the house's floor area times the option's price per square metre, rounded down to €500. The number of storeys does not change the price per square metre: a 100 m² single-storey house and a 100 m² two-storey house start from the same sum; the difference only shows in the final sum: the single-storey house needs a larger foundation and roof and a wider plot. The option changes the sum the most: a shell ends once the house is under its roof, turnkey goes all the way to move-in. What exactly each includes is broken down in our guide to what turnkey means.
The panels and the timber
SIP panels have OSB faces. Our standard is 10 mm; some designs or areas call for 12 or 15 mm OSB, and then the kit price goes up, and with it the price of every option. The structural members are C24 timber, so its price shows directly in the price of the kit.
Which parts go into the kit depends on the design. Houses with an attic have SIP panels in the roof too; single-storey houses usually have a flat ceiling and rafters. The details are in our kit guide.
The design: from the catalogue or your own
The starting price assumes a catalogue design without changes. If you change the design or bring your own plans, we adapt them to SIP panels and recalculate the price after we talk it through; the kit is then ready up to 8 weeks after the advance instead of about 6.
The design for the permit is separate from the price of the house. If we prepare it, it costs €15/m² including VAT, counted on the house area together with the terraces; about half of our clients come with their own architect. What paperwork you need is in our guide to the house design.

The plot, the foundation and delivery
The foundation is part of the shell on a foundation, and its type is chosen for the plot and the soil: strip footings with a concrete slab, a monolithic slab or concrete piers where the soil allows point supports. Screw piles cost more than a slab because they need the installation torque measured by a specialist firm. The types are compared in our foundation guide.
Delivery from the factory in Baia Mare: if we discuss it together with the project, it is included in the final price in the offer; if you ask for it after the price has been calculated, it is priced separately, by distance.
Windows and exterior doors
With a shell, windows and exterior doors are not included and are added from €30/m²: for a 100 m² house that is €3,000–4,500, up to 12–14 % of the price of the shell on a foundation. Turnkey already includes them.
Where the house is assembled
In Romania the house is assembled by our crews. Outside Romania the kit is assembled by a local contractor, and the structural calculation is done by a local certified engineer, from €1,000 per house, on top of the kit price.
What no price includes
The land, connections to water, power and sewage, permit fees and the permit design (your architect’s or ours at €15/m² incl. VAT). We estimate them together at the consultation, so you know the total budget before the contract.
How you get to a fixed price
You pick a design from the catalogue or send us your own plans, then we go through the plot, the option and the finishes. The consultation costs €50 and is credited against the price if you sign the contract. After it you get a fixed sum, not a range. How long each stage takes is in the build timeline.
